In such instances, our solution provides a distinctive approach to creating supplementary units while mitigating any disruption to the current units.

Timing

1. Research

We conduct an off-market search for properties that align with the vision of Clouds Development. Selected properties undergo a preliminary assessment, and upon approval, we initiate informal conversations with the owners. This initial contact allows us to explore the potential for a mutually beneficial partnership.

2. Assessment

Once the owner expresses a positive interest in the proposal and concept, we proceed with a technical assessment to evaluate the current condition of the property. This assessment provides us with valuable insights into the structural integrity, functionality, and potential of the existing structure.

3. Joint Venture

A joint venture agreement is meticulously drafted and subsequently signed between Clouds Development and the owner of the building. This agreement outlines the terms, responsibilities, and benefits of the partnership, ensuring a clear understanding and commitment from both parties.

4. Permit

The architects will diligently prepare the permit application, ensuring its accuracy and compliance with regulatory requirements. Once prepared, the application will be submitted to the relevant building division for review and approval. This process ensures that all necessary permissions and permits are obtained before commencing the construction phase.

5. Construction

The construction of the additional floors is initiated, marking the beginning of the construction phase. Skilled construction teams and contractors work diligently to bring the vision to life, adhering to the highest standards of quality, safety, and efficiency. The construction process is carefully managed to minimize disruptions and ensure a smooth progression towards the completion of the project.

6. Sale/ Rental

Commercial activities are launched to promote the sale and rental of the newly added units. Once the construction is completed, the distribution of profits is determined based on the terms outlined in the joint venture (JV) agreement. Clouds Development either pays out the agreed-upon profit share to the owner of the original building or hands over the keys to their newly developed units. This ensures that the partnership yields the expected returns and benefits for all involved parties.
